  • Establish market rental rates for your investment property based on other similar homes for rent
  • Advise what needs to be done to put your property in rent ready condition
  • Suggest what appliances should stay and which should be removed - and why
  • Arrange and supervise turnkey services: repairs, painting and cleaning at reasonable prices by insured vendors
  • Aggressively market the home for rent using a variety of advertising tools
  • Screen for, verify, and rent to the best qualified tenant
  • Do a thorough credit, employment, criminal and residence history check before approving a new tenant
  • Negotiate a rental agreement with the best terms to benefit you, the home owner
  • Use proper rental agreement and exhibits that will provide you with protection under current Georgia Landlord-Tenant law
  • Conduct a move-in report with tenants to thoroughly document the condition of the rental house in writing and on digital videotape
  • During move in inspection explain to tenant where utility cutoffs are located, how systems work, and how to handle simple maintenance functions
  • Handle maintenance requests from the tenant. Screen out unnecessary work orders from the tenant
  • Use reasonably priced, properly insured maintenance experts who get the job done right
  • Keep the owner informed
  • Address lease compliance problems
  • Collect rent and use all legal, aggressive rent collection procedures when rent is outstanding
  • Coordinate owner's requested services such as periodic maintenance, termite inspections, appraisals, materials purchases (additional fees may apply)
  • Track lease expiration dates and handle lease renewals
  • Do move out inspection and make necessary deductions for damages
  • Report to Credit Bureau if tenant leaves owing balance
  • Maintain escrow accounts registered with the Georgia Real Estate Commission
  • Pay owners by direct deposit and provide monthly property cash flow statements, simplifying your bookkeepi
  • Give you the personal service only a small property management company can give
