Application Process Please note we do not accept applications from the following: Section 8 vouchers (except as indicated), owners of Rottweillers, Bull/Staffordshire Terriers, Dobermans, or other aggressive-breed dogs; multiple adult roommates (more than 2), out-of-state co-signers, or illegal aliens. (Other restrictions apply.)
How the application process works:
Open a North Atlanta Realty, Inc. rental application by clicking [HERE]. If you have the right software you can fill in the form and email it online without having to print it, write out the information, and fax it (or deliver by mail or in person). If you have Adobe Acrobat Reader you will find you can’t fill in the blanks, so here is a link to an extremely useful and free PDF reader that will. It’s a small, quick download. There are links to other programs on our Free PDF Reader page. Be sure to put in the address of the property and the desired date of occupancy! You may submit your application fee ($35 per adult) and reservation fee via Paylease for a nominal charge. If you are meeting the property manager in person complete the application and submit it along with checks for the application fee and reservation deposit, and all the items called for on the checklist (cover page of the ap). We do not return documents submitted with the application so anything you would want back should be a photocopy instead, not the originals. . Application fee is $35 per adult (18 & above, no exceptions). We only accept cash, cashiers check or money order for the application fee - no personal checks. Reservation Fee is normally equal to one month's rent and may be in the form of a personal check unless you are moving within 10 days of making application, in which case the Reservation Fee must be a cashiers check or money order(s). All checks and money orders should be made payable to North Atlanta Realty, Inc. The Reservation Fee shall be applied fully to rent beginning the day you take possession of the home. We do not process applications that are not accompanied by the application fee and reservation deposit.
For our out-of-towners, you may email or fax the application but you must overnight the application fee (don’t mail cash, please) and reservation deposit check (our address is on the application) or pay through Paylease.com. Notice: Unless agreed to otherwise in writing, the Property remains on the market until a lease is signed and Landlord may continue to show the Property to other prospective tenants and accept other offers. If another offer is accepted your reservation fee shall be refunded.
There are 3 basic underwriting criteria:
- Reasonably good credit, especially the past 12 months. If you have weak credit but other positive compensating factors we can work with you: Equifax credit score of 550 to 599 may require double deposit. An Equifax score under 550 will require (1) double deposit, (2) first and last month’s rent, (3) owner approval.
- Low debt-to-income ratio and Gross Income 3.5 times the monthly rent. (Married couples and related residents over 18 may combine income)
- Excellent landlord references for past two years. If you’ve left owing a landlord money or you’ve ever been evicted you will immediately be turned down!
All non-related persons should submit separate applications. If you are self-employed we will need tax return for the last year. If you are a foreign national you must provide a copy of your passport or visa.
Credit History: To determine satisfactory credit worthiness we run a report through a credit reporting agency. If you have weak credit you must have other compensating factors which may include putting up a larger security deposit. A steady job, sufficient income, and a good rental history will also help.

Income History: We must be able to verify income that is at least 3.5 times the rent. Verification from your employer and copies of last two year-to-date pay stubs are required. Self employed and owners of companies present unique challenges. We generally require a copy of last year’s 1040 and copies of current year’s quarterly estimated tax returns.
If you are self employed we will require the most recent form 1099 plus most recent form 940, or other quarterly estimated tax report (with original signatures)
Rental History: Must be free of evictions, judgments, and unpaid rents If you are terminating a lease early you must provide a letter from your current landlord stating all requirements for early termination have already been met. If you are moving from a private home rather than an apartment complex you must provide a copy of your current lease and a copy of any recent utility bill.
Criminal History: We do not rent to any individual who has ever had a conviction or who has a pending charge of a felony crime or who, within the last 3 years, has had a conviction or who has a pending misdemeanor charge involving illegal substances or a crime against persons or property.
CO-Signers: Must live within 50 miles of Atlanta and have a FICO score of 700 or above. Maximum debt ratio, including mortgage(s) and rent amount, auto loans, credit cards, etc. is 40% of gross income. Maximum mortgage(s) and rent payments alone cannot exceed 30% of gross income.
Occupancy: The number of occupants is limited to 2 persons per bedroom. All occupants, 18 years of age and over must submit an application (members of the same immediate family may share an application). We allow a maximum of two unrelated adult roommates (and your children).
Pets: Policies on pets vary according to the home. However, none of our homes permit the following breeds of dogs: Pit Bulls, Dobermans, Rotweilers, Chows, or near relatives. “Baby-sitting” pets of friends or relatives is not allowed without written permission.Pet policies are strictly enforced.
Approval time depends on responses from work and landlord references. Notify your company and your landlord that we will be contacting them.
Upon approval of the application the reservation deposit check (equal to one month’s rent) is cashed and becomes non-refundable. It covers the first month's rent. If the application is not approved the reservation deposit check is voided and mailed back to the address you designate.
Lease Signing: When you're approved you will need to set an appointment with the property manager to execute a signed lease as soon as possible. Unless agreed otherwise in writing, the Property remains on the market until a lease is signed and Landlord may continue to show the property to other prospective tenants and accept other offers.
Utilities: You'll be responsible for applying for utilities. Usually you can just have util. companies transfer service to your name on the day of the move-in. Check with the property manager.
On move-in day, you and your property manager will meet at the property to conduct a move-in inspection of the property. You'll need to bring your security deposit to the move-in. Security deposit is equal to one month's rent (minimum). If a pet is allowed there is an additional $300 non-refundable pet fee ($400 for two pets).
Acceptable forms of deposit are cashier's check or money orders only; cash or personal checks are not accepted. Make checks payable to North Atlanta Realty, Inc..
Once your application has been approved be sure to file your CHANGE OF ADDRESS with the post office and call for utilities. (Gwinnett Utility Phone Numbers)
Lease Term: The leases run a minimum of 12 months. Often, a two or three year lease will be available. Short term leases are not available unless noted in the property listing page. Our leases automatically renew on an annual basis unless the Resident sends a notice of termination 60 days prior to the renewal date.
